§ How we work in BA15

Period-property work, done with respect.

Most of central Bradford-on-Avon — around the Saxon Church, the Tithe Barn, Westbury Gardens, Bridge Street, Trinity Road, the Tory and Newtown — is in a conservation area or directly listed. Stone is the dominant material. Lanes are narrow. Properties press up against each other.

That means: full planning rather than PD on most jobs, a Conservation Officer who actually visits, materials sourced from local stone reclamation yards, and lots of careful logistics around access for materials. We've had to bring stone in by hand-barrow on some Trinity Road jobs.

We're also 10 minutes from Bradford-on-Avon — closer than any builder based in Bath. That matters for the small things: dropping in to check a detail, picking up an extra pallet of stone, walking a snag list at short notice.

Wiltshire Council planning

Wiltshire applies the conservation rules tightly in BA15. Most extension work needs full planning, not PD. Listed Building Consent is common. Pre-application advice is usually worth the £200 it costs.

Listed property work

BA15 has more listed buildings per head than almost anywhere in Wiltshire. We work in lime mortar (never cement on listed walls), source matched stone from local reclamation, and engage a heritage architect for major work.

Narrow access

Properties around the Tory, Newtown and Bridge Street have very limited vehicle access. We plan logistics carefully — small skips, multiple smaller deliveries, sometimes hand-barrow runs from a parking spot down the road.

Steep gardens

The town climbs sharply away from the river on both sides. Many gardens involve significant level changes — retaining walls, terraced patios, complex drainage are common features.
